Bed and Breakfast
Bed and breakfast means providing temporary accommodation and breakfast in a home for a fee. If you want to start a Bed and Breakfast or already have one (without a licence), you must meet a number of conditions.
Conditions for a Bed and Breakfast
You need an environmental permit to run a Bed and Breakfast. You will however have to meet the following requirements:
- a maximum of 30% of the total combined ground floor area of the home (including the annexes and outbuildings), up to a maximum of 50 m², may be furnished for the facility.
- a maximum of four sleeping places in no more than two separated rooms may be used for overnight accommodation.
- the operator is the main resident and must actually live there.
- The rooms are part of the main building, an annex or extension forming part of it and/or are realised in a detached annex.
- In the case of the use of a detached annex of a Bêd and Brochje:
(a) the detached annex should comply with the requirements set out in the Structure (Living Environment) Decree
(b) the surface area of the building plot must be at least 750 m² or in case of “Mixed”, “Centre” or “Centre Area” zoning, the surface area of the building plot of a ground-level residential house must be at least 500 m²
(c) the space used in the detached annex for Bêd en Brochje must be at least 25 m² per space
(d) the detached outbuilding should be located at least 1 metre from the side and rear plot boundaries
(e) the provisions of paragraphs a, b, c, d, f, g, h and i shall apply without prejudice - advertising in the form of 1 name indication or logo with a length of no more than 1 metre and a surface area of no more than 0.50 m² in the form of non-protrusive facade advertising is permitted and such signs must not be illuminated.
- the activity must not lead to parking and traffic congestion.
- the activity must not cause nuisance or inconvenience to the residential environment.
- The assessment of the degree of nuisance should also include the type of housing and the character of the neighbourhood or district.
- sufficient storage space must remain in or near the home.
