Room rental
New room rental buildings are not permitted in the City of Leeuwarden. A room rental house is a property with 3 or more rooms (residential units). However, renting out 1 or 2 rooms in a property with a landlord is allowed.
Room rental properties
A room, unlike a house, is not an independent living space. A room does not have its own toilet and/or shower and/or kitchen. These facilities are provided as shared facilities in the same home.
The ‘Landlord Scheme’
Hospitality rentals are permitted. Hospitality rental is when you rent out a maximum of 2 rooms to a maximum of 2 people. The owner of the property must continue to live in it. The owner must occupy at least 50% of the area of the property. The environmental plan: ‘Leeuwarden – Kamerverhuur’, sets out the rules for room and hospitality rental.
